Electric Owl Consulting is the advisory practice of Michael Hahn and Dan Rosenfelt — the principals behind Electric Owl Studios.

We don't advise from the sidelines. We do this work for our own account.

Between us we have conceived studio projects, raised institutional capital, structured complex financing, managed construction, run operations, and executed a full-lifecycle sale.

We are currently developing studio assets in Atlanta and New York, and have advised studio developments and operations across additional markets — from Kentucky and Georgia to Maryland and London. That is the perspective we bring to clients.

Michael Hahn

Real estate development & business strategy

Michael is a real estate developer and media infrastructure strategist with over 20 years of leadership across Los Angeles, New York, and Georgia. As President of Capstone South Properties since 2012, he has been central to building Atlanta's creative infrastructure.

He partnered with Jacoby Development to transform the 110-acre Gateway to Gwinnett into a mixed-use district anchored by what was then Georgia's largest film studio, then led the development of Third Rail Studios — a 140,000 SF facility in Doraville that opened in 2016, sold in 2021, and anchored the Assembly Entertainment District. He co-founded Electric Owl Studios and co-develops its Atlanta and New York campuses.

Dan Rosenfelt

Studio operations, strategy & industry relations

Dan is a veteran film executive whose career spans studio development, production, and civic leadership. He began in Hollywood as a development executive at Smokehouse Pictures — the company founded by George Clooney and Grant Heslov — contributing to films including Argo and The Ides of March, and held roles at The Jim Henson Company, Weed Road Pictures, and Paradox Entertainment.

Now based in Atlanta, he serves on civic and industry boards including the Georgia Governor's Film, Television & Digital Media Advisory Board, the Atlanta Film Festival Advisory Board, and the DeKalb Entertainment Commission. As President of Electric Owl Studios, he leads operations and industry relations.

Why this matters
